Broadlands

The Parallel Wine Bistro will have its grand opening this weekend, May 2nd. It is located right across from Sal’s New York Pizza in the Broadlands Shopping Center. The owners of Parallel Wine are also the owners of the Ashburn Wine Shop in the Ashburn Village Shopping Center.

The restaurant will offer wine flights and craft beer and small plates of food in the style of tapas.  The wine flights allow you to taste and try a variety of wines without having to order an entire glass or bottle.  This style of dining is becoming very popular and should be a great new venue for residence of Broadlands and Ashburn to enjoy.

A home recently sold in the Broadlands for $1,060,500.  It was a new construction home built by Van Metre in the section of the Broadlands at the corner of Truro Parish and Belmont Ridge Road.  It is the 5th home to sell for over $1Million in the Broadlands and just barely beat the previous record price by $19,200.  The previous sales price record of $1,041,300 was set on July 30th, 2008.  Both homes are located on Burnt Hickory Ct.

The new record holder has 6 bedrooms, 5 full baths and 2 half baths.  It sits on three quarters of an acre and has over 7ooo finished square feet.

The contract to buy the home was written on January 30, 2010 and closed on April 6th, 2010.

The lot it is on is by no means a premium lot.  It backs up directly to Truro Parish and has no view of the Beaver Dam Reservoir.  I therefore expect the record to be broken in the near future as the better lots are sold.  I will keep you posted.

The former owner of the Original Steakhouse in Broadlands was captured in Texas and arrested on fraud charges.  Osama El-Atari has since been brought back to Virginia and is being held in the federal dentention center in Alexandria.  His disappearance last summer was a hot topic of conversation at the restaurant as the minority owners scrambled to figure out what to do after he fled the country unannounced.

Since then the name of the restaurant has been changed to the All-American Steakhouse and former Redskin Marvcus Patton has become the majority owner.  Pretty exciting stuff for this little subdivision of Ashburn.

Mr. El-Atari had connections with several local politicians including Steve Simpson, the Loudoun County Sheriff, who took campaign contributions from him.  Also, a past employee of the Original Steakhouse and former girlfriend of El-Atari moved to El Paso Texas last year, the same place that he was arrested.  Rumor has it the authorities had her under surveillance and when he contacted her they set up the operation to capture him when he crossed the border from Mexico.

Here are the homes located in the Broadlands that went under contract during the month of January 2010.

The sales of homes in the Broadlands in 2009 reached 123 units.  This is slightly less than the 139 sales in 2008 and represents an 11% drop off in activity year over year.  It is also the 4th year in a row of declining sales and is the lowest level since 108 homes were sold in 2001.

The average sales price of a home sold in the Broadlands was $461,932.  This is slightly lower than the 2008 average sales price of $468,037.  Upon further analysis, prices of comparable homes in the Broadlands actually went down further than these averages indicate due to the mix of homes that actually sold.  In 2008 there were almost the same number of townhouses sold as single families (72 vs. 67).  However, in 2009 townhouses represented only 43% of the units sold (54 vs 69).  And because townhouses are usually lower in price than single family homes, the average price in 2009 is skewed slightly higher.

Breaking down prices further, single family homes in the Broadlands sold for $552,668 on average in 2009 and townhouses sold for $345,991.  Compared to the average sales prices in 2008 (SF = $568,980, TH = $374,103), houses sold for 2.8% less and townhouses were 7.5% less.  These numbers are better indicators of price movement during the past year.

A 37 acres section of the Broadlands was donated to George Mason University by the Van Metre Companies.  The area is located on Waxpool Road and straddles the Greenway.  Here is a link to a Google map of the area in the Broadlands being donated.

The area being donated has had a lease sign up for many years and it is fairly safe assumption that Van Metre had little if any interest in the land.  With the overbuilding of commercial space in the area and the slowdown in the economy, it probably made better financial sense to just donate the land and take a tax deduction.  It would be interesting to find out what 37 acres of prime real estate located in the Broadlands is worth.

The Broadlands is a subdivision located in Ashburn, Virginia.

On December 15th, Loudoun County Supervisor Stevens Miller will host a budget meeting at the Broadlands Nature Center located off Claiborne Parkway in the Broadlands subdivision of Ashburn.  As most residents of the Broadlands are aware, there is a huge budget shortfall forecast for Loudoun County this year and the foreseeable future. The meeting should be interesting.
